Before buying or renting a property, be sure to check the Real Estate Register extract via the Register Center (registrucentras.lt). Make sure the seller is indeed the owner and that there are no liens or other encumbrances. Also check for any utility debts.
Never buy or rent a property based solely on photos. Always inspect the property in person. Pay attention to the building's condition, dampness, mold, plumbing, and electrical wiring. If possible, bring a specialist – a builder or appraiser.
Prefer brokers with a "Verified" status on our platform. Verified brokers have submitted licenses or certificates and passed verification. You can always ask the broker to show their real estate broker license.
Never transfer an advance or deposit before signing a contract and personally inspecting the property. Use only official bank transfers – never transfer money to personal accounts without a contract. Serious brokers never ask for money upfront.
Be cautious if: (1) the price seems too good to be true; (2) the seller is rushing and pressuring you to make a quick decision; (3) the seller refuses to meet in person or show the property; (4) you are asked to transfer money to a foreign account; (5) the photos look too perfect or are taken from the internet.
Always demand a written contract. For purchases, a notarial contract is mandatory. For rentals, sign a written lease agreement clearly stating the terms: price, duration, deposit amount, responsibility for utility bills, and termination conditions.

When renting a property: (1) check the owner's documents; (2) take photos of the apartment's condition before moving in; (3) do not transfer rent for several months in advance; (4) make sure the landlord has the right to rent out the property (owner or authorized person); (5) keep proof of payments.
