General provisions
These terms of use (hereinafter – Terms) govern the use of the website KvartalAI.lt (hereinafter – Platform) and all its services.
By using the Platform, you confirm that you have read, understood, and agree to comply with these Rules.
The platform administrator reserves the right to change, supplement, or update these Rules at any time. Users are informed of material changes on the Platform or by email.
If you do not agree with the Terms or their changes, you must immediately stop using the Platform.
User Responsibilities
The user undertakes to provide correct, accurate and complete information during registration and when using the Platform.
The user is responsible for the confidentiality of their account data (username, password) and for all actions performed using their account.
The user undertakes to immediately inform the Platform administrator of any unauthorized use of the account or security breach.
The user is responsible for all their published content – listings, comments, messages, and other information.
Listing placement rules
Each listing must correspond to a real property object with an accurate description, photos, and contact information.
One listing per property. Duplicating listings or creating multiple listings for the same property is prohibited.
Photos must be real, taken of the actual property. Using illustrative, online, or misleading photos is prohibited.
The price in the listing must match the actual sale or rental price without any additional hidden fees.
Listings are moderated before publication. The platform reserves the right to reject, edit, or remove any listing without prior notice.
Prohibited content
It is forbidden to publish information that violates the laws of the Republic of Lithuania or international legal acts.
It is forbidden to publish false, misleading or deceptive information.
Do not use profanity, offensive or discriminatory language.
It is forbidden to publish personal data of other people without their consent.
It is forbidden to post links to malicious websites, viruses or other harmful software.
It is forbidden to publish advertising information not directly related to real estate properties.
Broker code of conduct
All brokers must comply with the Republic of Lithuania real estate broker activity standards and code of ethics.
Brokers must disclose their true identity, company name, and contact details.
It is forbidden to provide misleading information about the condition, price, location or other features of a property.
Brokers who violate the rules may be removed from the platform without the right to recover paid fees.
Account suspension and termination
The platform reserves the right to temporarily or permanently suspend or terminate a user's account if the user violates these Rules.
In case of account termination, all active listings are removed, and fees for unused paid service periods are non-refundable.
The user may terminate their account at any time by contacting the Platform administration. After account deletion, all data is removed within 30 days.
Service provision and pricing
The platform operates in a development and testing stage. During the testing period, listing hosting and core platform features are free for users.
The platform intends to offer paid services (subscriptions, advertising) later. Before introducing payments, we will publish the applicable prices, payment terms, service delivery times and withdrawal procedure on this page. Payments are made through the Stripe payment system only after your explicit consent.
When a paid service is provided under a distance contract, the consumer has the right to withdraw from the distance contract in accordance with the procedure and time limits set by the Civil Code of the Republic of Lithuania and consumer protection legislation. Until the platform charges users for services, this procedure does not apply. Once payments are introduced, we will provide detailed withdrawal instructions and a withdrawal form before payment.
Dispute resolution
If you disagree with the platform's actions or a decision, please first write to the platform controller at info@kvartalai.lt. If you are a consumer and the dispute concerns a paid service, and no agreement is reached with the controller, you may apply to the State Consumer Rights Protection Authority (vvtat.lt). If the dispute cannot be resolved pre-trially, it is examined in the courts of the Republic of Lithuania.
